BuildCore was appointed as principal contractor under a design-and-build contract, taking responsibility for detailed design coordination, procurement, construction and commissioning. The project was delivered through close collaboration with the client's team, statutory authorities and local stakeholders, with progress tracked against a fully integrated programme.

Challenges
The site was located in a densely occupied Birmingham, UK location with restricted access, live adjacent operations and strict noise and vibration limits. Ground investigations revealed variable soil conditions requiring a revised foundation strategy, while the programme had to accommodate seasonal weather windows and phased occupation.
Solutions
Our engineering team introduced a hybrid piling solution and re-sequenced the frame erection to de-risk the critical path. A just-in-time logistics plan with off-site prefabrication reduced deliveries by 30%, and a dedicated community liaison officer maintained excellent relations with neighbours throughout the works.
Results
Delivered on programme and within budget with zero reportable accidents across the full duration of the works. The project achieved a BREEAM 'Excellent' rating and was handed over with full O&M documentation, achieving a client satisfaction score of 9.6/10.
